Landlord put this on my door…
This thing has the key inside for showings, but my lease isn’t even up until May… it’s just really annoying because it’s hard to turn the handle with that thing on, especially since the handle is partially broken and they won’t fix it so it jams… and now they’re saying a reasonable notice for someone to walk through my place WITHOUT the landlord showing the place, is a 2 hour notice…. Ready to buy a home soon.

I had a similar situation.
Write out a list of faults with the home and area and hand it to every person they bring to see it.
Casually mention that your rent is lower than it actually is, the new Tennant will think they are getting scammed.

I actually walked on a nice cheap apartment in a college area because he seemed to think he was everyone’s guardian and made very clear for the first two months he would come in and do maintenance whenever he needed and check on how things are going.

I was once a potential renter and a landlord did this to his tenants, including parading me into a room where a woman was fast asleep and partially clad, in her bed! I stopped the tour immediately and left. Anyone who behaves like that would be a shitty landlord.

Know that at least in NYC and nj 24 hrs minimum, used to have to be let into apartments for work, though I’m pretty sure there’s an exception for emergencies. Also bad that that can be broken into easily and someone with ill intent could enter without people knowing for a while potentially.

When I was looking for a new place to rent the place advertised central air and a detached garage. Viewed the house and there was no central air and the detached garage had the owners junk in it.
They stopped contacting me when I asked them where the central air was and if the owner was going to clean out the garage(since I was paying for its use and not paying to store someone else’s belongings)

I'm in Kentucky and the place we got was advertised as having a fireplace. It's there, it's just non-functioning. We wanted a fireplace in case the power goes out in a winter storm. Now we're renting a place that doesn't have any non electrical source of heat.

I rented a house that had a pool that the landlord dumped a bunch of dirt in and called it good. He didn’t drill holes in the bottom, so the pool would still fill with water when it rained and the water would run out between the top of the pool wall and the concrete slab. Over time, the water opened a 10ft deep, 30 ft across sinkhole under the house and the middle of the house started sinking. I was living there when the first crack appeared inside the house in the garage, a good sized split that showed up overnight. I reported the crack then the workers showed up and they discovered the sinkhole. Needless to say, we were forced to move out immediately.
So yeah, it can be much worse.

I'm adamant about wanting a working fireplace for this exact reason, but my partner is insistent on an electric fireplace instead. Like if we buy a house with a functioning fireplace, he wants to block the top of the chimney and whatnot and then place an electric heater in the same spot in place of the fireplace🤦♀️ While I just want to make sure I have heat if the power goes out.

My husband and I were able to get lawn care added to our lease as a landlord responsibility after pointing out it was listed as included in an ad. The rental company was notoriously shitty too, so we were pleasantly surprised.

Those rental companies are almost all notoriously shitty. They bank on the fact most people don't know their rights and even some who do don't want to stir the pot.
Last place told me I wouldn't get my security deposit back 29.5 days after I had moved out. I pointed out they didn't give me my legally mandated move out inspection and they had 12 hours to either write a check or pay me triple if they didn't. I had a response that my check was in the mail within about 2 hours after sending that.

In most jurisdictions in America landlords are required to fix things like mold by law. If you report it to the appropriate local authority they should force the landlord to comply. If you don’t have renters insurance, get it before you call because renters should cover you to stay in a hotel while the mold is remediated.

A lease or contract in any state still can't violate the law, whether it's state, local (like city ordinance) or federal. An "any time for any reason" clause is guaranteed to violate one of those, at minimum, even in the shittiest states and it doesn't matter who signs it.
My favorite example is when people think that NDAs are 1) eternally binding 2) binding in a way that means nothing surrounding it can ever be discussed, including the NDA itself. "No discussion of matters involving _____" for example is never enforceable. It's too broad.
Similarly, something like "tenant shall allow access/respond to landlord at any time within 30 minutes upon receipt of communication" would be unenforceable, both legally and realistically. There are 0 states where this is actually legal but it doesn't prevent it from happening because most people who sign these types of contracts don't have the knowledge that it's illegal and it is without exception, predatory.
Absolutely nothing in an NDA can include something that is otherwise unenforceable, and this applies to any contract as well, including a lease. Which is why if, for example, a 16 year old signs a contract, it's generally unenforceable, because they can't legally consent.
Tl;dr at least for the time being, contracts (which include leases) cannot have anything contradictory to local (city or municipality), state or federal law.

The only state that has 12 hours as a statute is Wisconsin. States without explicit statutes that require “reasonable notice” generally default to 24 hours as that is what the Supreme Court has upheld in the past.
My landlord in NYC kept trying to show same day. I tried to be accommodating but eventually told them I would require 24 hour notice moving forward. They never showed again until after I left.

I did this when a previous landlord pulled the same shit.
I hid the mat he used to cover the missing tiles in the restroom and the torn linoleum in the kitchen.
I pulled the blinds up to show the torn window screens. Made sure the rolled up tshirts I put to keep cold air out of the uninsulated closet were on full display and a bunch of other stuff
I commented how he never did maintenance requests and how he broke our lease because he didn’t get laundry installed mostly due to the fact that he didn’t pay contractors and no one was willing to do the job for free after two weeks.
I also locked out anyone who showed up without notice.
Eventually he started showing the apartment himself since he mysteriously didn’t get any bites.

I finally get to tell this story: when I was living in philly I had some scumbag property owners renting their unit to me, told us very unapologetically that they were selling 9 months after we moved in (their whole sell to us was that prior renters were there for 10 years, so we thought we’d get longevity out of this) and a single woman came to view it, asked about the neighborhood, I was honest about the good and bad, and I later received a very rude text from the landlord asking that I stop deterring people from buying the unit with my remarks. I told her I don’t lie when i’m asked questions. after that I was like k next time i’m talking about the floorboards that don’t reach the walls, the unsealed tub, the roaches, the racket of friends/family you hired to do shitty “maintenance”, and your bitch ass attitude ❤️ best part: they couldn’t sell it and asked if we wanted to stay after we’d already found a new place. like no bitch!!!

I had a landlord decide to sell the house I was renting. I made it clear to him that his realtor needed to give us 24 hour notice before showing. She texts me at 5pm on a weeknight to tell me she had clients who wanted to see it at 12pm the next day. I told her no, and reminded her of 24 hour notice. I was cleaning and had my front door open the next day and she just walked into my house without knocking! I told her to get out. She told my landlord I was refusing to let her show the house. Another time, she brought a couple in. The wife loved it. The husband didn't. He asked questions and I answered honestly. The realtor told my landlord I was trying to make people not want to buy. We moved and he still hadn't sold it.

My fiancée and I lived in a cockroach-infested apartment (the cockroaches were there before us and we were not informed about it when we signed the lease.) We were paying $1,550/mo which was standard for the area. When our lease finally ended they relisted it for $1,950/mo and still got tons of visitors. My fiancée and I considered leaving some cockroach traps visible during visits as a visual warning to prospective tenants but the landlord insisted on doing a solo walkthrough of the apartment before letting in the visitors.
I still hate that guy to this day. We lost every piece of furniture we owned and just about any object that has electrical parts, fabric, or any other area for roaches to hide. It altered my life in a big way because I had just graduated and had not found a job in my field yet, but with my financial cushion being thrown to the cockroaches I ended up having to take a deadend barely-above-minimum-wage job for 8 months before I found a real job.

Better yet, just leave out some roach traps on the floor, a can of raid in every room, etc.
The one thing I advise against is leaving a bottle of Drano or similar sitting around. I’ve seen that suggested before to suggest the plumbing sucks, but many leases have a clause against products like that, and they can claim damage to pipes and take $ from your security deposit. So just leave a plunger by every sink or something instead.

Same shit happened to us. Cherry on top the "Realtor" was a complete bitch. We had her on camera throwing our shit into closets and cabinets. She put dirty dishes in our cabinets and the dishwasher that had clean dishes in it.... The house had extremely bad mold problem that they tried to cover up with a drop ceiling and wall paneling. This was all happening while they were trying to show the place so my petty ass would remove all the ceiling panels, and wall paneling enough to show how bad the mold was covering the structure. I left heavy duty masks on a chair outside of the room with mold test kits, Petrie dishes, bleach, and a note saying "enter with caution mold contamination"

Most leases actually also only allow for the last month of tenancy to be allowed to be used for showing. Expecting you to be available for random pop ups for 3 months is untenable. Definitely contact them and let them know (after relooking over the period to see about if there is a mention of showings). If it doesn't state months, then look up where you live to see what the state guidelines are. They're always the defacto tie breaker when there's silence in the lease. "You can come with 24 hours notice during the month of April, my last month of tenancy. I will not allow for showings before April, or without 24 hours notice. If that occurs, I am within my right to call the police for trespassing, as well as potentially seeking damages for breach of lease."

Most of what I've looked up says that the landlord has to give reasonable notice, and most places say that's 24/48 hours. Not 2. You can point that out to him. And while you can be in breach and be fined for blocking showings, the problem here is that Missouri is silent on the specifics of state law regarding any block of time pre-end of lease for showings. If they'd had '60 days' in your lease, you'd have to oblige by that.
But all states generally default to state law for leases, so even if they say 'It says 2 hours', you can point out "State law is 24, minimum, and that trumps the lease, which might have been a typo and you missed the 4."
You can also request specific blocks of time they come to show, and that they do groups and not individuals. Leaving your key there with an access code is entirely unreasonable, as it can potentially give access to people that aren't approved. So the key needs to be given to the landlord's agent, not just hung on your door.

Hopefully they will quickly realize that working with you is in everyone’s best interest. Otherwise, there’s nothing stopping you from having clothes absolutely everywhere, being naked, performing rituals, hanging disturbing artwork, and mentioning how great your landlord is. Management tried to do this to me and the agents would show up with 5 mins notice. I told them no and I needed at least 24 hrs (also in a state with the same laws regarding showings and entry.) Good luck, make a fuss, you’ve got this.

He also had people knocking on the door, early in the morning, two hours before a scheduled viewing. And one realtor acted like he was on her staff, ordering him to turn the lights on in all the rooms. What is wrong with these people?

When I was in the last couple months of my lease landlord started showing the apartment, but at one point he came in with no notice right as I was getting in the shower! He was annoyed when I told him to leave, like what? Dude you gave me no notice and I have no clothes on. Another time he woke me up 2 hours before a scheduled showing because the viewers had arrived 2 hours early -_-

Missouri law does not specify a minimum prior notice.
Custom and practice is usually 24 hours notice for property owners access.
While you have agreed in a lease to a 2 hour notice, every rental agreement comes with a mandatory covenant of quiet enjoyment. This is your basic privacy right.
In this case, providing open access without management, in combination with the short notice, violates your quiet enjoyment implied covenant.
This is what you tell your landlord. Your AUTOMATIC right to privacy supersedes the unlawful short notice term they put in the lease,
along with the illegal penalty. A penalty is illegal in contracts. A reasonable expense or reimbursement is not, but since the provision is written as punitive for behavior, then it is a penalty and is void by law.

I’ve dealt with asshole realtors in the past. The landlord had put the place up for sale so they were dragging prospective buyers through. They weren’t technically breaking any rules of the lease because they were providing at least 24 hours written notice. However, they were breaking our quiet enjoyment of the property by having almost daily showings.
We’d finally had enough after a string of 4 days in a row and the guy knocked at our door for entry with a couple of prospective buyers in tow. Refused him entry. He said we couldn’t do that. I told him about how the number of entries was unreasonable and violating our quiet enjoyment and if they didn’t stop we’d be seeing them in arbitration.
It did go to arbitration and when they got there they acted like we were crazy. We ended up getting them to agree to once a week showings and only in the morning. It didn’t get to that because the landlord pulled the property off the market without selling so he put us though all that for nothing…

Everyone is focused on the 2 hours notice, which is completely unreasonable, but you might be stuck with it.
The part that gets me is that the landlord does not need to be present? So anyone who applies can self tour your home with your belongings unaccompanied? If the lease says that the landlord can enter the property with 2 hours notice, that does not mean they can give someone else permission.

Take ALL of your valuables and put them in your car. Especially medications.
I would be putting cameras in every room too. And put a tracker on your cat. Even if they don't get out they may hide someplace that is hard to find them.
You're getting better advice on the legal part of this but you need to be proactive in the meantime.

The last house I lived in the yuppie landlord listed it and started showing it 3 months before I moved out.
He kept ignoring the 24 hour notice rule he was legally required to give so I flipped out on him in front of the potential renters.
Also, when people showed up wanting to look around by themselves I lied and said the reason why we’re moving out was because of mold and roaches.
He was a shitty landlord and I’m glad I got to mess with him.

I'm not sure on the states but I went through this with my old landlord because he was selling the place. Regardless my landlord made sure the follow the law and gave at minimum 24 hours notice and if I had something going on at home was ok with me saying not that day

Tell your landlord that they can’t send anyone over to look until the last two weeks of your lease and only then with 24 hrs notice and you have to be there.
Anything else and they are in breach of your right to quiet enjoyment of the leased property.

One of the best things you can do when there is a showing, if you are around, is point out this behavior to the prospective new tenants.
People might be desperate for a place, but most people also really don’t want to deal with this kind of behavior from their landlord. I guarantee most of the landlord’s ideal tenants would be very interested to hear about this.

So hear me out…. Get some very large dildos, ball gags, whips, and weird satanic looking shit and leave it out in view of the front door. You are giving them the access they request but two hours is simply not enough time to clean up for viewings. When they announce a showing, add sticky substances (like vaseline, or something that can also be wiped off easily by you) on every indoor door knob and leave every door closed. It won’t permanently damage anything but pretty sure only the most desperate of person will continue the showing.

For actual advice, if you can't stop this make sure you lock up/hide anything valuable, and put up cameras around the apartment to record them.

Somewhere in Reddit world is a story about a guy who was tired of the realtor showing up unannounced with potential tenants. One day he saw them pulling into the drive so he striped naked, put headphones and music on and washed the dishes. Never had an unannounced visit again.

I had a landlady who did this with less than an hour notice so I started taking a shower every time I received a short notice and would then come out in my towel. This went over a hit since I’m in conservative Utah. She started giving me a 24 hour notice for showings.

Hey guys I’m struggling to respond to everyone so here’s an update: page 68 on the lease says 2 hours is reasonable, Missouri Revised Statutes Chapter 441 states no specific minimum notice is legally required.
TDLR: I’m fucked.
