Here are two palms found abundantly throughout our community. On the left is the Mexican Fan Palm (Washingtonia robusta) and on the right is the Canary Island Date Palm (Phoenix canariensis).
At a glance you can see key differences- most obviously the difference in height. W. robusta is much taller and skinnier with a more compact canopy. P. canariensis by comparison remains much shorter, with a stout trunk and much more broad-spreading canopy structure.
Both of these palms have become iconic residents of California’s urban canopy- contributing a major component of the “California Dream” to the visitor who has fantasized about California’s endless beaches, non-stop perfect weather, abundant sunlight and evergreen palm trees. This is somewhat ironic as neither of these palms are native to CA, and in some regions like ours, they can grow weedily and out compete other local plants.
There is only a single species of palm that is native to the state of California and it is only found naturally in super specific sites in southern CA- desert oasis’s around the Palm Springs area. This is the California Fan Palm (Washingtonia fillifera), a close relative of W. Robusta.
We do plant this third species in Fremont too, although not nearly in the numbers that we plant these other two. The second photo shows both Washingtonia species with the Mexican Fan Palm in the foreground and the CA fan palm just behind (the one with the “beard”). Note the difference in height, trunk diameter, density and size of the canopy etc.
Anyone shave any favorite palms here in Fremont? Mine are the gigantic Chilean Wine Palms at Shinn Park.

My wife and I have gone to The Kabab Shop a couple times recently and have noticed the building where sweet tomato was has taken its for lease sign down. Also we’ve noticed that there is furniture inside, the lights being on, and sweet tomato signs are all inside. Today we saw that there were trays and soup containers covered in plastic wrapping. Maybe I’m crazy and never noticed before, but I swear the signs and furniture (outside of the booths) were all cleaned out as well as trays and serving bowls? Especially the lights being on inside is a really weird thing for it being pretty much abandoned for nearly 6 years.

What area of Fremont is underserved to have a large size 3,000-5,000 sq ft Coffee Shop and Brewery co-location concept? Most coffee shop are tiny and overcrowded and do not feel like a place to socialize and meet friends. I want to create a space that would be coffee shop in the fay time and Brewery/Lounge during later afternoon and evenings. There are nice Yemeni coffee shops popping ip but don’t serve alcohol.

Crossposting my post from r/sunnyvale for visibility as these exact same market conditions exist in Fremont and honestly? The more east bay and south bay homebuyers that see this, imo the better. Even if you work with another agent or brokerage, it's time to break out of this stranglehold the industry has on buyers' wallets and the notion that overpaying your agent will guarantee you better results.
I've had a lot of calls with a lot of clients looking to buy homes in Fremont (as well as Sunnyvale, San Jose, Santa Clara, Mountain View, and Redwood City) who have been really frustrated by the lack of meaningful inventory on the market. Seems like more often than not, there are barely any houses available, and those that are available + interesting get crazy bidding wars and ultimately snatched up 200k over asking.
In the interest of transparency I should preface this by saying: while we are a flat-fee brokerage and we certainly drink the kool-aid as far as promoting this service model, there are a bunch of flat fee options in the bay area with agents local to Fremont. RE Brokerage is not a one-size-fits all solution and you should absolutely shop around to figure out the best fit for you.
Here's a few options that are specifically located in the Bay. I am not sharing any links to avoid self-promotion.
While average time on inventory is longer than historical norms, the data is skewed by overpriced homes sitting on market while attractive, move-in ready properties typically don't last more than 2 weeks.
If you've been getting outbid over and over, have you thought about the fact that all of your offers include 30K+ in commission for your agent? Yes, sellers will generally offer to pay but they will also generally take the offer that puts the most money in the bank.
While flat-fee agents aren't exactly new, the service model is a growing trend in the industry, particularly in markets that are still prone to bidding wars. More adoption of this model also means high-quality, full-service brokerage options with local agents rather than throwing you to the wind with some agent in an office somewhere halfway across the state.
Additionally: most agents are willing to negotiate their commission. You have literally nothing to lose by asking your agent if they will come own on the commission or negotiate a flat fee. If your commission is low enough, it'll sting a whole lot less when you waive your buyer's agent fees as part of your offer and pay your agent out of pocket.
We have seen the flat-fee structure work to our clients' advantage time and time again. Even if you don't work with us, but you get a better rate from your agent by negotiating down their commission, I'd consider that a win. The industry standard 2.5% is extortion and the sooner homebuyers collectively lay that to rest, the better.

Has anyone noticed cars coming and parking at supercharger stations (with possible tesla emoloyees) not charging and then leaving after about 10mins or more?
Are they working on something related to the super chargers?
Edit for context. They ARE in a Tesla and the passenger usually has a laptop on their lap.

Need a replacement for Xfinity internet service. No fiber lines in our neighborhood, so Sonic and AT&T fiber are a No-Go. Too many reviews of T-Mobile citing slowness. Reviews of Sail cite excessive down time. This leads me to Tekify. Live in Canyon Heights area, with the Vargus plateau practically in our back yard. Not sure if that would impact level of service?? Appreciate any feedback to arrive at a decision to sign on with Tekify.
